Three schemes commissioned by a Milan developer evaluating an adaptive-reuse opportunity on Via Brera. Each iteration assumed the existing 1970s concrete frame would be retained; the variables were skin, plant, and program mix. Timber-hybrid traded street rhythm for embodied-carbon savings. Terracotta-clad held closest to the district's tonality. Aluminum-skin was the most expressive but also the least defensible at a hearing — the developer eventually selected scheme two, with modifications still in discussion.
